We are seeking a dynamic and experienced Building Manager to oversee the day-to-day operations of our properties. The ideal candidate will lead the possession department, rental cell, and building management teams, ensuring smooth operations, excellent tenant relations, and efficient facility maintenance. This role requires a strong sense of leadership, attention to detail, and excellent communication skills.

Key Responsibilities:

  1. Lead Possession Department:

    • Oversee the handover process of properties to new tenants, ensuring all documentation, inspections, and agreements are completed smoothly.
    • Coordinate with relevant departments to ensure timely and accurate possession and occupancy.
  2. Rental Cell Management:

    • Manage tenant leasing, renewals, and rent collections.
    • Maintain and update tenant records and contracts.
    • Handle tenant inquiries and resolve issues related to rental agreements.
  3. Building Management:

    • Supervise and ensure the smooth operation of all building systems, including HVAC, electrical, plumbing, and security.
    • Coordinate with external vendors for repairs, maintenance, and improvements to the property.
    • Ensure compliance with all health, safety, and environmental regulations.
  4. Tenant Relations:

    • Build and maintain positive relationships with tenants, addressing concerns, complaints, and requests promptly and professionally.
    • Provide support to tenants and resolve any operational issues that arise.
  5. Billing and Maintenance:

    • Oversee the billing process for tenants, ensuring accurate and timely invoicing.
    • Manage maintenance requests, ensuring that all maintenance issues are resolved in a timely and cost-effective manner.
    • Monitor and manage budgets for property maintenance and operations.
  6. Reports and Documentation:

    • Prepare regular reports on property operations, including financials, occupancy rates, and maintenance status.
    • Ensure that all building documentation, leases, and contracts are accurately maintained.

Requirements:

  • Proven experience as a Building Manager or similar role in property management or real estate.
  • Strong leadership and management skills.
  • Excellent communication and interpersonal skills.
  • Knowledge of building systems, maintenance procedures, and safety regulations.
  • Ability to handle billing, tenant relations, and administrative tasks efficiently.
  • Strong problem-solving skills and the ability to work under pressure.
  • Proficiency in property management software and MS Office.

Education and Experience:

  • Bachelor’s degree in Property Management, Real Estate, Business Administration, or related field preferred.
  • Minimum of 3-5 years of experience in a managerial role in building or property management.
