• Development of leasing plans to identify new retailers and negotiate with prospective tenants to maximize income in line with the business plan
  • Preparation & achievement of the annual budget of the real estate department
  • Ensure business expansion & new locations finalization as per the requirement of the company.
  • Ensure proper tenant mix within the arcades in line with business strategy and market demand in order to achieve desired footfall in the existing and new malls
  • License/utilities/CAM fee recovery from licensees on a monthly basis
  • Enhance revenue through marketing events
  • To Negotiate leases/license agreement terms both new and renewals across all categories including anchors, retailers and food court tenants
  • Development and maintenance of a long-term beneficial relationship with all existing tenants and Retail Groups to ensure continued and future business
  • Development and implementation of approved procedures and systems across all mall functions to ensure smooth co-ordination/co-operation among various internal departments to facilitate business needs and deliver positive customer and tenant experiences.
  • Preparation of plans and schedules for regular and periodic maintenance in conjunction with relevant department heads and follow-up on quality and execution.
  • Monitoring Task Management system in order to resolve complaints and demands of tenants and aggressively check work to remove the causes of the complaints and respond to their requests within the legal and contractual obligations
  • Preparation, implementation, and evaluation of all SOP’s with respect to mall operations, marketing strategies and retailers interactions
  • To develop and upkeep the corporate mall identity - ensure adherence to corporate brand guidelines
  • To Take steps to improve customer service inside the mall
  • Ensuring proper housekeeping of HMPL’s arcades
  • To investigate disturbances and violations and resolve problems following management rules and regulations
  • Maintenance of contact with government departments and other agencies to ensure protection and compliance with codes and regulations
  • Management and overseeing operations, maintenance, administration, and improvement of commercial properties.
  • Preparation and negotiation of contracts for the provision of property services such as cleaning, maintenance, and security services.
  • To meet with management in order to discuss legal matters, new improvements, disputes, and their resolution.
  • To negotiate with government leaders & representatives, business specialists, and utility companies to gain support for new projects and to eliminate potential obstacles.
  • Provide daily operational support, leadership, and coaching team.
  • Build and maintain relationships with key stakeholders, including government bodies, industry groups, and community organizations.
  • Coordinate stakeholder engagement initiatives and ensure alignment with the company’s strategic goals.
  • Represent the company at events, meetings, and forums.
  • Act as a point of contact for crisis situations, coordinating responses and managing communication strategies.
  • Collaborate with senior management to develop and refine the corporate affairs strategy.
  • Conduct research and provide insights on public and regulatory trends that may impact the company.
  • Ensure that all corporate communications and activities comply with relevant regulations and industry standards.
  • Manage documentation and reporting related to corporate affairs and communications activities.
